BESO Changes
Starting January 1, 2026, single family homes in Berkeley have a new layer of requirements under BESO . The rule now requires the seller to get an energy assessment at time of listing and adds what’s called a “Resilience Standard”. That means when a property is sold sellers will either need to complete upgrades from a menu of options or set aside a deposit/escrow and the buyer will be required to take them on.
